James and Rachael's Story


James Hall and his partner Rachael Henderson recently moved into a four-bedroom Littondale home at The Oaks in Sowerby, near Thirsk.

The couple had been renting a home in a small village in North Yorkshire and even though they were keen to buy their first home together, saving up enough for a deposit and getting a mortgage that would be manageable was proving difficult.

After looking at various new homes around the county, they visited The Oaks and set their hearts on Mulberry’s Littondale house type. The couple were referred to the Help to Buy scheme, which meant they were able to buy one of our homes with just a 5% deposit. As 20% of the purchase price is made available through an equity loan funded by the Government, they were able to get a good fixed price mortgage deal which means they are now paying less a month than they did when they were renting.

As tech-savvy, young professional couple, aged 26 and 25 respectively, James and Rachael also wanted a home with high speed broadband that would allow them stream films, TV programmes and music on multiple devices without having to worry about buffering or losing connection. As James works much of the week from home, it is also vital that he has excellent internet access.

At The Oaks we are able to give customers access to state-of-the-art fibre optic broadband with speeds of 50mb, 100mb or 300mb, so this was another factor in James and Rachael’s decision to buy a Mulberry home.

James says: “When you combine everything buying a home on The Oaks was an easy decision for us in the end because it offers us everything we need.

“You only have to look around at small things like the door handles to see the quality of the fixtures and fittings. It felt like home the moment we moved in.

“Being able to purchase through Help to Buy has made such a big difference because the mortgage is manageable and by the time it comes to starting to pay the equity loan we should be able to cover this through the capital growth of the property.

“Our bills will also be lower in this house because everything is so energy efficient.

“Having superfast broadband is fantastic because it enables us to do so much online, whether that is watching something on Netflix or downloading a work file. We used to live in London and the broadband here is so much faster.

“It’s great knowing we have bought such a nice home in a great area.”
